Energy Management

As the global economy continues to grow, energy demands follow suit, which means energy costs have continued to rise. With regard to energy conservation and efficiency improvement, Sinyi Realty consider its business operation direction, relevant laws and regulations of government, and internal and external concerns of stakeholders. We follow the sustainability development policy to establish an energy management team, check the equipment and energy usage, and set energy-conservation targets to improve effectiveness.

In order to more fully exercise our commitment to corporate social responsibility, Sinyi Realty has introduced the Ubiteq Be Green Next (UGS) EMS in the headquarters building since 2012, and introduced the “DOMI-Smart EMS" in the branches since 2019. Through visualization services and air conditioners and lighting control, we can master energy information to achieve optimal energy usage and look forward to further improvement of energy efficiency.

  • Purchasing Green Mark or Energy Label IT equipment
  • Using green building materials or Green Mark certified materials
  • Renting Green Mark certified photocopiers
  • Using environmentally friendly toner cartridges
  • Using environmentally friendly variable frequency drive air conditioners at all operating locations
  • Installed energy saving lights
  • Reducing lighting usage and using high natural illumination in operating location designs
  • Regularly inspecting electrical equipment
  • Use glass and light-colored building materials to decorate in the offices to reduce the use of lighting equipment; using heat insulation paper on the window glasses to reduce temperature and energy consumption of air-conditioning
  • Replace the equipment of headquarters building to reduce electricity consumption and improve efficiency, such as the Water Chiller Units in 2019 and the Cooling Tower in 2021
Sinyi Realty is continuously promoting green procurement. The green procurement expenditure in 2022 was NT$ 49,188,442. The accumulative green procurement expenditure were NT$ 458 million from 2008 to 2022. As a result, Sinyi has been awarded the “Green Procurement Enterprise” by the Department of Environmental Protection (Taipei City Government) for 15 years in a row.

In 2016, Sinyi Realty introduced ISO 50001 Energy Management Systems (including headquarters building and demonstration branch), and conducted third-party verification every year. Since 2016, in response to the revision of ISO 50001 standard being integrated with the environmental management system, Sinyi has taken its own situation and the stakeholders concerns into consideration, and has conducted a comprehensive review of energy consumption of equipment. It is hoped that through the PDCA process, Sinyi can improve energy use efficiency, and realize energy conservation and operation costs reduction.

Through the energy audit, we found that the air-conditioning equipment in headquarters building consumes the most energy and has potential opportunities to improve efficiency. We replaced the equipment of headquarters building to reduce electricity consumption and improve efficiency, such as the Water Chiller Units in 2019 and the Cooling Tower in 2021. In addition, we are planning to increase green electricity consumption year by year, so as to realize our 2030 goals of “achieving Net Zero and 100% renewable energy consumption”.

Energy Management Performance

Sinyi Realty is a service company and the operation place is general offices. There are no manufacturing locations in the business operation areas. Therefore, the main energy we consume in our operation is electricity, a small part of which is gasoline and diesel. Because Sinyi’s carbon emissions of electricity consumption account for over 90% of GHG emissions (category 1&2), we set the carbon emissions of electricity consumption per person as an energy baseline indicator to implement our carbon management. From annual GHG inventory, the total electricity consumption from 2016 to 2019 was reduced compared with the previous year, thus achieving the goals of energy management. However, due to the Covid-19 epidemic prevention, we have strengthened air circulation in the office area, resulting in an increase in electricity consumption compared with the previous year. 2021 is Sinyi’s First Year of Renewable Energy. We have implemented energy conservation projects and purchased Taiwan Renewable Energy Certifications (T-RECs) to reduce the carbon emissions from electricity consumption. In 2022, we further purchased solar energy being wheeled to HQ and branches. We will increase the number of branches that use renewable energy gradually to achieve the goal of 100% renewable energy by 2030.

In 2022, Sinyi Realty achieved:
Annual energy consumption was 11,505 MWh, reduced by 4% compared to 11,984 MWh in last year.
GHG emissions of electricity consumption per capita was 1,080 kgCO₂e, dropped by 5.9% and 27.1% compared to last year and the base year (2017) respectively.
Renewable energy purchased was 355 MWh, which increased by 4.4% from the previous year, accounting for 3.1% of total electricity consumed, reducing 175.7 tonCO₂e.
